About The Role: • Lendmarq is actively seeking a qualified individual to assist in building out new processes and procedures for the Valuations department. You will be responsible for assessing the market value of residential properties. This role involves conducting appraisal reviews, analyzing market trends, and preparing valuation reports to support real estate transactions, and lending decisions for Business Purpose Lending. You will ensure compliance with relevant valuation standards, financial regulations, and industry best practices. What You'll Do: • Conduct detailed research and analysis of relevant market data, property characteristics, and comparable sales while also identifying factors that may affect the property’s value. • Assess the condition, location, and unique features of the property. • Utilize appropriate appraisal methods and techniques to determine the fair market value of the property while considering market trends, economic factors, and local real estate conditions. • Apply professional judgement and expertise to ensure accurate valuation results, challenge appraisals to reduce risk. • Prepare summary reports inclusive of detailed descriptions of the property, analysis of comparable sales, and supporting data for each valuation. • Provide clear and concise explanations of the appraisal process and findings. • Communicate effectively to ensure the accurate and timely delivery of assignments. • Stay up to date on current real estate market trends, valuation techniques, and regulatory changes. • Manage workload and prioritize assignments to meet deadlines. • Ensure valuations comply with industry standards such as USPAP (Uniform Standards of Professional Appraisal Practice) and local real estate regulations. Qualifications: • Education: Bachelor’s degree in real estate, Finance, Economics, Business, or a related field. • Certification/Licensing: Certified Appraiser or Valuer (e.g., MAI, SRA, or state appraisal license) preferred. • Experience: Minimum 8+ years of experience in real estate valuation, property appraisal, or a related field. • Strong analytical and problem-solving skills. • Proficiency in property valuation software (e.g., Argus, CoStar, MLS, Excel). • Excellent communication and report-writing skills. • Knowledge of real estate laws, strong FL knowledge preference, zoning policies, tax regulations.
