We are looking for a Caretaker/Handyman to join our Residential Development in London.

REPORTS TO: Managing Agent / Estate Manager

HOURS: 8:00am - 5:00pm, Monday to Friday

SALARY: £30,000 - £32,000 PA (depending on experience)

Main Duties & Responsibilities

The Caretaker should be courteous and helpful to residents, guests, and visitors at all times while maintaining a safe and secure environment. A clean and professional appearance is required at all times.

  • Ensure full availability and presence throughout contracted working hours.
  • Carry the company mobile phone during shifts and respond promptly to resident messages and queries.
  • Monitor site access and challenge unauthorised individuals where necessary.
  • Log and report any incidents of disrepair immediately to management, including defects relating to plumbing, heating, lighting, or building fabric. Escalate emergencies to the appropriate contractors as required.
  • Carry out light maintenance tasks such as minor repairs, gardening, painting, and changing light bulbs.
  • Record accidents in the accident report book and follow health & safety procedures.
  • Conduct routine lighting inspections and maintain sufficient stock of replacement bulbs.
  • Follow all reporting and logging procedures for site issues, defects, and incidents.
  • Ensure drains, gutters, and external areas are kept clean and free from rubbish.
  • Manage contractor and service personnel attendance, ensuring they are properly signed in and out.
  • Ensure resident notice boards are kept tidy, up to date, and well presented.
  • Carry out weekly fire alarm testing and record results.
  • Perform any additional duties as directed by management.

Previous experience as a handyman is highly desirable.
